Sierra Building Services Limited produces the documents that get buildings signed off: Operation & Maintenance manuals, CDM Health & Safety Files, asset registers and the compliance paperwork that sits alongside them.
We work for M&E subcontractors, main contractors and developers across the UK. Every project is delivered remotely — you send us the material, we produce the document, you get it back to deadline in a format your client will accept.
Why we exist
Handover documentation is the last thing on a project and the first thing to slip. It is nobody’s day job, it lands on whoever has least on that week, and it holds up practical completion and retention while somebody chases commissioning sheets around an inbox.
Most contractors have two options: absorb it internally, at a real cost in senior engineering time, or accept that it arrives late and incomplete. We are the third option — a documentation team you use per project, with no retainer, no minimum and nobody to keep busy between jobs.
How we work
You send drawings, specifications, technical submittals, commissioning records and your template. We index it, chase the obvious gaps, and produce a manual compiled to BSRIA BG 79, CDM 2015 and your employer’s requirements — cross-referenced, bookmarked and delivered as a searchable PDF.
Every document is checked against a written quality-control checklist before it leaves us: scope against brief, plant list against specification, maintenance frequencies against manufacturer data and SFG20, commissioning data against the certificates, and regulatory references current to the Building Safety Act and the applicable Part L.
We use AI to help draft and structure documents from your material. That is what makes fixed prices at this level possible. It does not replace the review — a qualified person checks every page, and we are accountable for what we issue.
The commercial bit
Prices are published on our home page, starting at £350. No quote-chasing, no day rates, no scope creep — the scope and the fee are confirmed in writing before anything starts, and a revision within that scope is included.
